At this stage, you’ll be likely considering what you’d like to build as an outcome and how you’ll get there. To help communicate this to a builder discussing these items up front will begin to create a strong shared vision and set realistic expectations for both parties;
- What is your project vision? For example “A townhouse kitchen renovation with standard grade fixtures, a backlit pantry and flexible on the counter top finish to learn what can work for my budget.”
- What is your estimated budget? For example “Looking to spend no more than $20,000 overall”
- How much you’d like to be involved? For example “I’d like to contribute to the design phase and leave all the build phases up to you to deliver”
Introductory Call

Have an awesome vision but are not sure about a ballpark budget? We’ve estimated plenty of projects and keep up to date with material market rate costings. We’d be happy to help brainstorm your idea and bring it to a fully functional and enjoyable reality.
Onsite & Quoting
Once we’ve got to know you over the phone we’ll organize a day and time to suit an onsite consultation. During this phase, we’ll help you consolidate your idea and determine if we’re a good fit in terms of your need/our services.
- Context-based discussion by viewing and assessing space, general measurements and examining existing services like power, water, gas etc
- Point out specifics to help your builder understand what you want to keep, and what you want to change. Learn if there are any issues that may cause scope or budget increases, for example, walls you’d like to remove where it may require additional building time and materials if it was a supporting/load-bearing wall.
- Quoting may involve other specialist trades also attending the premises, for example, designers, electricians, and plumbers etc.
Onsite Consultation

We believe in the value of partnership and want to ensure that your expectations are met on time and on budget.
If you agree onsite during the consultation that you would like to go ahead with the project, the builder will perform a general site measure so that formal quoting can be prepared and a contract created.
Contract
Great, we’ve got a strong shared vision, and the budget works for the project costings. At this stage, the Brookie Build team will formalize and send you an exact figure quote to accept and we’ll return to your premises and talk through the paperwork for signatures.
- Accepting the quote can be done straight from your email inbox. We use a digital tool to prepare your quote, just press the big green Accept button and we’re on the way to success!
- Reviewing the contract is important to understand the terms of engagement. We want to ensure that the responsibilities and outcomes of your project are well documented and we’ve both agreed.
Terms & Paperwork

We want you to be confident and trust that Brookie Build will deliver exactly what you’ve agreed. We’ll go through the contract together in plain English, there are no hidden terms or surprises!
Design
We appreciate that you may want to participate at different levels during the design phase. No matter the project size, we always recommend visualizing the outcome of your project before beginning to ensure an ergonomic, practical and aesthetic project outcome. Options of design services may include;
- Visual design (recommended) can include the creation of both a mood board and illustrations to model the proposed project outcome without precise technical schematics.
- Floorplans / technical can include working to develop detailed drawings and schematics of your project.
- Interior design work to assist you in the specific selection of fixtures, finishes, appliances, lighting placement and layout. We can also assist you on final staging of your new space once the build project is concluded.
Creative Collaboration
You can choose to work with Brookie Build on the design or you may already have your own design plans, ideas and finish selections. The cost and timeline estimation for this phase will be included in your quote if you choose to select design services.
Build
The build phase is where we turn the vision into reality! Here we will regularly be onsite to oversee the project as the builder and provide clear and accurate direction to keep all service suppliers, operators and products aligned to your plan, timeline and budget.
- Clear the area by packing and storing items away for safekeeping.
- Site preparation for the project may include demolition, improving footings, rough framing, windows, mechanical rough-ins, insulation, drywall, siding and sanding.
- Site fit-out for the project may include drywall sanding, tiling, trim and cabinets, painting, plumbing fixtures, lighting, flooring, soft furnishings (curtains/blinds) and appliance installation.
Transparent Communication
The duration of construction will depend on the complexity of the project. If at any time there are delays expected we will talk to you transparently about the options for keeping the project on track.
Delivery
We’ll work together to ensure a smooth sign-off on the project so that you can enjoy your new space for many years to come with confidence in the project’s quality and longevity.
- Walkthrough together to inspect and discuss any areas which don’t seem quite right, or changes you’d like before finalizing.
- Detailed cleaning of the job site if organized as a service line item through your project to ensure the removal of all dust throughout the premises. As a general part of project build regular sweeping and debris removal is all included. This is an optional upgrade.
- Interior design staging of your premises if selected as an optional design service including organizing of placements for furnishings and decor.
