Engineered for sloping sites and bushfire-prone zones (BAL 29), this secondary dwelling combines luxury, accessibility, and practicality in a compact footprint. From vaulted ceilings and French doors to modular flexibility and energy-efficient performance, every detail is tailored for lifestyle and longevity.
The base plans demonstrate a 2br layout, but rooms are designed to be modular and you can add or remove rooms, swap room positions, and choose to add, extend or remove details like carport or decks.

What’s the difference between a secondary dwelling and a granny flat?
They are essentially the same in terms of function, but “secondary dwelling” is the formal term used by councils. At Brookie Build, we focus on high-quality designs for long-term family use, not budget-focused rental units or prefab modular structure installations from third-party vendors.
Can I change the layout of the Cooee design?
Yes, Cooee is modular and flexible. You can adjust the internal layout, add decks, or incorporate accessibility features to suit your lifestyle.
Do you help with approvals and council applications?
Absolutely. We manage the full approval process for both Cooee and custom builds, including navigating overlays and liaising with certifiers.
What if I already have plans from an architect?
We welcome that. The earlier you involve us, the more we can help ensure the plans are buildable within your desired budget and suited to your site.
Can you build on sloped land or properties with overlays?
Yes. We have experience on properties with terrain or regulatory challenges, including bushfire zones (BAL 29), flood overlays, and remote access. We ourselves live in the Brookfield area on a property with an 18-degree slope, extensive overlays and challenging access!
How long does it take to build a secondary dwelling?
Timelines depend on the complexity of your project and approvals, but we provide clear schedules and communication at each stage.
I’m ready to go now! When can you start?
Coming to us as you begin your planning is key. If you come to us at a stage when you have completed architectural plans and want to begin construction immediately, we may not have the capacity to work on your project straight away. In this case, we will work with you on appropriate timelines. Contract delivery schedules can only be locked in once we have an accepted quote and a signed Master Builders contract. While we can provide timeline estimates to you, no date for commencement will be confirmed until all paperwork is completed. This is because we have many other jobs running simultaneously and will only book times in for contracted jobs.
Is Cooee suitable for aging in place?
Yes. The design includes accessibility-ready features and can be tailored to meet the 2023 Livable Housing Design Guidelines.
Do you offer landscaping or external work as part of the build?
Yes, optional extras include front and back decks, landscaping, carports, and storage solutions as part of an integrated finish.
